Five Star Hotel in Naivasha - Kenya
A unique investment opportunity has arisen for the development
of a Five Star hotel in Naivasha, Kenya. The new development
will sit on a 50 acre vacant piece of land just next
to Oserian flower farm.
THE PROJECT
Eagles Harbour proposes to develop a green park and
eco-cottages in the Naivasha area, a popular destination
for long vacationers and home stays. The envisaged establishments
that will form the core of Eagles Harbour Ltd and will
include:
The Eagles Harbour Green Park and
The Eagles Nest Cottages
Eagles Harbour Camping site
The overall project will therefore be undertaken in
2 separate phases represented by the development of
each of the facilities. The facilities will be located
near the shores of the famous Lake Naivasha, a fresh
water lake and a magnet for tourists transiting from
the Naivasha and Samburu tourism circuits.
The green park concept follows a growing trend in the
demand for holiday homes especially in tropical resort
areas. The location of the Lake Naivasha at the bottom
of the magnificent rift valley and its proximity to
the Nairobi City gives it special attractiveness to
the upmarket home owners in need of a holiday home outside
the busy town. The Naivasha town therefore affords this
market segment a tranquil environment for weekend and
holiday homes.
The Eagles Harbour Green Park
The green park will be developed through the demarcation
and serving of the more than 30 no. parcel of 1 acre
each. These 1 acre plots will be serviced with access
roads, water and electricity to add value hence the
market price. The green park project is designed such
that a model holiday house will be constructed for replication
by other house in the purchased plots. An architect
will be retained to develop uniform architectural plans.
These will be adopted by other clients in developing
their homes.
The envisaged model of construction will generally
include executive designs utilizing local materials
like cabin. The substructure will preferably be of concrete
with the floors made of polished mazeras slabs. The
walling will be of uncut and irregular rounded rocks
collected from various parts and left unpainted. This
will retain the earthen look and camouflage with the
brown earth of the land. The roofing will be made of
shingles to conform with the rustic appeal of the homes.
The motivation behind these structures will be to create
an atmosphere of rustic holiday cottages privately owned
by individuals.
The end result will be the development of a holiday
village with future plans for a convenience store and
common recreational area within the complex. In order
to achieve the green park development, the project promoters
will service the plot of land through preliminary developments
to enhance its market attractiveness. These primary
developments will include but not limited to:
- Surveying and Demarcation of the 1 acre plots
- Provision of murram access roads to the individual
demarcated properties
- Provision of water through a borehole and piping
- Electricity supply from a central transformer
- Construction of a Gate complex to include a site
office
- Development of a model unit in conformity to a
controlled development designs.
The Eagles Nest Cottages
The site of the Cottages resort will be on a vantage
hill side overlooking the lake. This will target the
short stay tourist who wishes to stay in a personalized
service environment. The concept here will include a:
- 20 unit detached cottages offering double bed accommodation
- A central common area inclusive of a restaurant,
kitchen, bar and lobby
- A front office to include a reservations desk and
a back office
- A swimming pool over looking the lake Naivasha.
- An amphitheatre for performances from the local
community.
- The guests here will be provided with a country
accommodation in a rustic setting. The visitors will
be able to access most of the other attractions in
the area with the facilitation of the management.
The cottage will offer active service delivery to
the guests as opposed to the green park concept.
Project Location
The project is located at the promoter’s 50 acre
piece of land situated approximately 15km south of Naivasha
town on the road to Maela Settlement scheme. The location
of the farm identified for development is next to the
famous Oserian Flower Farm. The land has a hilly morphology
and offers an uninterrupted view of Lake Naivasha to
the anterior end and the expansive Maela settlement
scheme at the posterior.
The parcel of land is secluded from the noisy township
and a distance away from the flower farms. It is also
located in a hilly landscape that overlooks the Lake
and affords a view of Mt. Longonot, Olkaria geothermal
station and the western escarpment of the rift valley.
The location is as such ideal for development of holiday
cottages and a green park. In addition, the location
of the land is such that it affords several advantages
